Fire Door Inspection and Maintenance

Fire doors are a critical life-safety measure as they help to contain fire and smoke and protect escape routes. In England and Wales under the Regulatory Reform (Fire Safety) Order 2005, the responsible person is accountable for ensuring fire doors are properly inspected and maintained.

Senseco Systems provides accredited fire door inspection, maintenance, and remedial services for commercial, public sector, and multi-occupancy residential buildings. As a BM TRADA Q-Mark certified provider, we deliver independently verified expertise to help you maintain compliance, protect occupants, and keep your fire doors performing as intended throughout their service life.

Why fire door inspections are a legal requirement

Fire doors play a critical role in a building’s fire strategy. They help to contain fire and smoke, protect escape routes, and maintain compartmentation. In England and Wales, the Regulatory Reform (Fire Safety) Order 2005 places a legal duty on the responsible person to ensure fire safety measures are maintained in an efficient state, in efficient working order, and in good repair. This includes fire doors and their associated components.

For most buildings, the Fire Safety Order does not set a fixed inspection frequency. Instead, checks should form part of an ongoing maintenance programme informed by the building’s fire risk assessment. Busier or higher-risk premises typically need more frequent attention.

There are specific requirements that apply to blocks of flats in England. Under the Fire Safety (England) Regulations 2022, where the top storey of the building is more than 11 metres above ground level, the responsible person must:

  • Check fire doors in communal areas at least every three months
  • Use best endeavours to check flat entrance fire doors at least every 12 months

These are routine visual checks for issues such as damage, excessive gaps, damaged seals, and self-closing devices that don’t close the door fully. They don’t necessarily require a specialist contractor, as suitably instructed caretakers or maintenance staff can carry them out. However, they are not a substitute for a detailed fire door survey by a specialist, which assesses whether each door remains adequate for its location in line with the building’s fire risk assessment. Where any check identifies the need for repair or replacement, the work must be carried out by a competent contractor.

Failure to maintain fire doors can have serious consequences. Damaged seals, faulty closers, excessive gaps, or unauthorised alterations can prevent a fire door from performing as intended during a fire. Beyond the associated life safety risks, non-compliance can result in enforcement action, prosecution, reputational damage, and complications with insurance claims following an incident.

Regular fire door inspections provide a documented record that your organisation is actively managing its responsibilities. This helps you to demonstrate compliance whilst also ensuring that fire doors continue to protect the occupants and property.

What our fire door service covers

Fire door maintenance is an ongoing process, not a one-off compliance exercise. Senseco provides a complete fire door service to help ensure your fire doors continue to perform as designed throughout their lifecycle.

Fire door surveys

Our fire door surveys provide a detailed assessment of the condition and compliance of fire doors across your building. We assess the condition and suitability of each door assembly for its location, taking account of the building’s fire risk assessment and applicable requirements. This allows us to identify defects, areas of non-compliance, and any issues that could compromise fire compartmentation or occupant safety.

The survey creates a clear baseline for ongoing management, so responsible persons and facilities teams have a prioritised view of any remedial work required.

Fire door servicing

Regular fire door servicing helps to ensure doors continue to operate correctly between formal inspections. Over time, normal building use can affect critical components such as hinges, seals, closers, glazing, and ironmongery, which can reduce a door’s ability to perform in a fire.

Senseco delivers scheduled servicing programmes tailored to your building, helping maintain compliance, extend the lifespan of fire door assets, and provide a documented record of ongoing maintenance.

BM TRADA Q-Mark certification: what it means for your building

Not all fire door inspections are carried out to the same standard. BM TRADA Q-Mark certification is an independent third-party accreditation scheme that verifies the competency and processes of organisations that carry out fire door work. Unlike self-declared qualifications, certified companies are regularly audited to ensure they continue to meet strict industry requirements.

Senseco is accredited under the BM TRADA Q-Mark certified scheme for fire door inspection and maintenance, giving building owners and responsible persons confidence that work is being completed by qualified specialists following recognised best practice.

By choosing a third-party accredited provider, you benefit from a robust audit trail, defensible evidence of due diligence, and the assurance that your fire door maintenance programme is being delivered to a recognised industry benchmark.

What to expect from our fire door inspection

A fire door inspection is a detailed assessment of the entire door assembly, not just the door leaf itself. Our inspectors will assess each component to verify that the door can perform as intended in the event of a fire, identifying defects, damage, wear, or alterations that could compromise its effectiveness.

During the inspection, we check key elements including:

  • Door and frame condition
  • Gaps between the door and frame
  • Intumescent and smoke seals
  • Hinges, closers, and other ironmongery
  • Glazing and glazing systems
  • Door signage and identification
  • Evidence of damage, unauthorised modifications, or poor repairs
  • Overall suitability of the door for its location, with reference to the fire risk assessment

Following the inspection, you’ll receive a clear report detailing the condition of each fire door, any defects identified, and recommendations for remedial action where required. This creates a documented audit trail to support compliance, maintenance planning, and ongoing fire safety management across your building.

Fire door FAQs

How often should fire doors be inspected?

Inspection frequencies depend on the type of building, how heavily the doors are used, and the findings of your fire risk assessment. In blocks of flats in England where the top storey is more than 11 metres above ground level, communal fire doors must be checked at least every three months, and the responsible person must use best endeavours to check flat entrance fire doors at least every 12 months. These are routine visual checks that don’t necessarily require a specialist.

In all buildings, fire doors should also be assessed periodically by a specialist to confirm they remain adequate for their location.

Is there a legal requirement to inspect fire doors?

Yes. In England and Wales, under the Regulatory Reform (Fire Safety) Order 2005, responsible persons must ensure fire safety measures, including fire doors, are maintained in efficient working order and good repair. The Order doesn’t specify a single inspection interval for all buildings. However, in England, the Fire Safety (England) Regulations 2022 set minimum check frequencies for blocks of flats where the top storey is more than 11 metres above ground level: at least every three months for communal fire doors, and best endeavours to check flat entrance doors at least every 12 months.

How much does it cost to get a fire door inspection?

The cost of a fire door inspection will depend on factors such as the number of doors, the size and complexity of the building, access requirements, and whether a one-off survey or ongoing maintenance programme is required. Contact Senseco for a tailored quotation based on your specific requirements.

What is a BM TRADA fire door?

A BM TRADA fire door is a fire door or doorset that has been certified as a product under BM TRADA’s Q-Mark product certification scheme. This is separate from the certification of companies that inspect or maintain fire doors. When Senseco inspects or maintains your fire doors, the work is carried out under our BM TRADA Q-Mark certified processes, but this doesn’t make the door itself a certified product. Where doors don’t carry product certification, our survey assesses whether they remain suitable for their location in line with your fire risk assessment.

How often do fire doors have to be serviced?

There is no universal servicing interval that applies to every building. Fire door servicing should be carried out at a frequency appropriate to the building’s use, occupancy levels, and risk profile. Regular servicing helps to identify wear and tear before it affects performance and ensures any defects are addressed promptly.

Somerset House

Somerset House is a heritage property dating back to 1547 in the heart of London. Although it is well known for it’s outdoor skating rink at Christmas and open air concerts in the summer, it has many other uses and accommodates many other tenants. It hosts the UK’s largest creative community working globally across art, technology, business and social enterprise.

The South Wing of Somerset House had a mix of hard wired fire detection system, an obsolete radio / wireless fire detection system and many aspiration systems, most no longeroperational. The project was to replace all of the systems in the South Wing with a single fire detection system for all areas and provide graphical representation of this wing and two other wings with legacy systems on a single graphics platform.

This was all to be carried out within a listed building with mixed use and different tenants with minimal disruption to day to day operations.
